No matter how much we love our homes, there are going to be some aspects of the design that you just grow tired of. Or, maybe you have such an eclectic taste, selling your home is going to be challenging because not too many people would appreciate your unique sense of design.

Renovation is a fantastic way to breathe new life into a home or get it market ready. But, what renovations should you tackle?

According to the HomeLight Q2 survey, these are the most popular home renovation projects buyers and homeowners are most excited to tackle.

1. Kitchen remodeling

Remodeling your kitchen isn't going to be a cheap project, but you can expect to get somewhere between 60% to 80% return on your investment. Let's face it, the kitchen is the heart of the home and you don't necessarily have to spend a boatload of money to spruce the place up.

Simple changes like swapping out the hardware for a modern look. Replacing light fixtures can add more light and brighten the room. You can even paint your cabinets to brighten up the place. These small changes are easy to do and cost effective.

2. Painting

If painting your cabinets can brighten a kitchen, just imagine how a fresh coat of paint will do to the rest of your house? This is especially an important remodel if you have bold colors or colors that are less likely to appeal to the masses - if you're trying to sell your home, that is.

When you're considering what colors to paint your walls, consider a neutral color because it'll be easier for people to picture their belongings in the house.

3. Landscaping

Curb appeal is a fantastic way to draw people in and want to see what's behind that front door. Is it as inviting and beautiful as the shrubbery? Is the precise manicured lawn an indicator of how impeccable every inch of that home is?

Simple landscaping upgrades like planting fresh flower beds, laying down grass seed (or sod if you're impatient like we are!), and even power washing the walkways and driveway can dramatically improve the look of your home. Plus they make for a great weekend project for the whole family!

4. Rebuilding patio or deck

With 15% of buyers seeking outdoor living space, a rebuilt patio or deck is sure to be a hit with buyers. Check for any loose boards or see if there are any spots that look weak and replace them. If you have a concrete patio, check for cracks and repair them so they don't become a safety hazard.

You can even go one step further and refinish the deck with a fresh coat of stain or even get some new patio furniture so you can enjoy all of your hard work - and a margarita or two.

5. Updating floors

Have you ever noticed on the home improvement shows, the flooring is almost always replaced or refinished? It's for good reason, especially if you have carpeting that has seen better days. There are plenty of flooring options and depending on your budget and skill level, you can opt to replace the flooring yourself or hire a contractor to do it for you.

Renovating your home is a smart move

Whether you're looking to put your home on the market or you just want to fall in love with it again, home renovations are a good way to go. We recommend that you look at your home objectively and see what could be improved upon and what's within your budget. With a little bit of elbow work and planning, you'll love the way your home looks!
